And while it may have felt ridiculously early while we were still enjoying long summer evenings, there was method behind the madness. Because if your plan is to be sold, moving or well on your way to your next home before Christmas, September suddenly doesn’t feel quite so early at all.
With the summer holidays drawing to a close and routines returning, September traditionally brings a renewed sense of activity to the property market.

Why September gets people moving
Summer can be a funny time in the property world.
People are away on holiday, children are off school, diaries are all over the place and even those who are thinking seriously about moving can find themselves saying, “We’ll sort it in September.”
Then September arrives.
Normal routines resume, attention turns towards the remainder of the year and those conversations about needing another bedroom, moving closer to family, finding a bigger garden or finally making that long-planned move suddenly become a little more serious.
The latest market figures give us reason to feel positive too.
UK property transactions reached 98,700 in June 2026, 2.5% higher than a year earlier, while average house prices were 2.7% higher year-on-year in May.
Closer to home, property values across the North West were up 5.8% year-on-year, while the West Midlands recorded annual growth of 2.7%.
In other words, despite plenty of noise surrounding the economy and property market this year, people are still buying and selling homes.
But this autumn, sellers need to stand out
There is one important difference in the market as we head into September.
Buyers have choice.
The number of homes available for sale is sitting close to a 12-year high for this time of year. That’s great news if you’re buying, but if you’re selling, it means your home needs to earn attention.
Pricing a property correctly has always mattered. In the current market, it matters even more.
Launching too high with the intention of “seeing what happens” can mean losing that all-important initial burst of interest when your property first appears online.
Instead, a successful autumn launch is about bringing everything together from day one:
The right price. Brilliant photography. Great presentation. Strong marketing. And an agent who understands exactly who is likely to buy your home – and how to reach them.
Because there are buyers out there. The challenge is making sure yours is the home they remember.
So… about Christmas
We’re sorry. We’re mentioning it again.
But property transactions don’t happen overnight.
There’s marketing to prepare, viewings to arrange, offers to negotiate and then the conveyancing process to work through. If you also need to find somewhere to buy, there may be a chain to consider too.
That’s why September can be such an important month for homeowners who would ideally like to make progress before Christmas.
You don’t necessarily need a For Sale board outside tomorrow.
But if moving before the end of the year is the goal, now is a very sensible time to start the conversation.
A valuation in September gives you the opportunity to understand what your property could realistically achieve, what competition you’re likely to face and whether there are any little jobs worth tackling before your home hits the market.
And if the answer is “actually, we’d rather wait”?
That’s fine too. At least you’ll be making that decision armed with proper information rather than suddenly realising in November that you wish you’d started two months earlier.
Back to school. Back to routine. Back to your moving plans.
September has always felt a little bit like a fresh start.
The holidays are over, diaries return to something resembling normality and there’s still plenty of year left to make things happen.
