Market appraisal

Valuation carried out at the property to discuss your needs. We discuss legislation so we can tell you what you need to do in order to be compliant.

Instruction

Signing Terms of Business to instruct us to act.

Property preparation

We take internal and external photos and prepare a set of marketing materials.

Going live

We really shout about your property using the biggest portals and a mailing list of registered tenants.

Viewing

Blocks of viewings when possible to generate the best offers allowing you the pick of the bunch. All accompanied by our experts.

Offers

It’s your investment so you choose the tenants. All offers are discussed in detail allowing you to pick your preferred tenant. Where possible we would recommend that you meet the tenant in person before we proceed to ensure you are happy with them.

Referencing process

Prospective tenants must then go through full credit, employment and landlord referencing.

Deposit and move in monies

On successful referencing, the tenant pays over money for deposit and 1st month’s rent in advance.

Move in

Prior to this date the property must be compliant – we will then agree a date with you and the tenant to sign the Assured Shorthold Tenancy and collect the keys.

Investment returns

From month two, rent will be paid to you directly from the tenant by standing order ensuring you get 100% of the monthly income.

  • Full Referencing including a credit check, Right To Rent checks, income reference and others
  • Producing the tenancy agreement, getting signatures, exchanging and signing on your behalf
  • Taking payment from the tenant of the first month’s rent and deposit
  • Returning the deposit funds at the end of the tenancy
Bolt-on options

Bolt-on options

We offer the below services as additional ‘bolt on’ products that you may be interested in when letting your property:

  • EPC (Energy Performance Certificate) – £78 Inc VAT
  • Smoke Alarm Test on day of move in – £36 Inc VAT
  • Inventory – £120 Inc VAT for up to 2 beds plus £18 Inc VAT for each additional bedroom.
  • Property Inspection – £60 Inc VAT
  • Checkout Report – £72 Inc VAT
  • Renewal of fixed term tenancy – £180 Inc VAT
  • Assisting in paperwork for a deposit dispute – £180 Inc VAT
