West Midlands Market Report

Here at James Du Pavey Estate Agents, we’re often asked whether the property market has slowed down. Based on what we’re seeing every day in Stone and Eccleshall, the answer is a clear no.

The local market has started 2025 in great shape. Buyer demand is strong, viewing levels are high, and well-priced homes are attracting excellent interest. Many sellers are achieving successful sales within sensible timescales, and in some cases we’re still seeing competitive situations where the right property comes to market.

Prices Are Still Moving in the Right Direction

House prices across the UK have continued to rise over the past year, with average values increasing by around 3% year-on-year. The West Midlands has performed even more strongly, with prices up by approximately 4%, reinforcing the region’s long-term appeal and resilience.

This upward movement is being reflected locally. Stone and Eccleshall remain highly sought-after places to live, and that demand is continuing to support prices, particularly for family homes, character properties, and well-located houses close to schools and amenities.
